Verrado's Design Review Committee enforces one of the most detailed approved plant palettes in the West Valley. Every front-yard plant has to come off the Appendix E list — and getting that wrong means rework, fines, or a rejected ACC application. Most homeowners find out the hard way that the friendly neighborhood big-box-store palm tree isn't going to fly with the DRC.

So we did the homework. We pulled Verrado's 196-page Residential Design Guidelines, extracted every plant from Appendix E, cross-checked against the Appendix F prohibited list, and matched it against our nursery catalog. 163 of Verrado's approved species are carried by Three Timbers — organized below by the same five categories the DRC uses.

A note on Appendix E vs Appendix F:

Verrado's 2015 Residential Design Guidelines have a few internal contradictions — specifically, the approved Appendix E references “Olea europaea (non-fruiting varieties)”, “Pennisetum setaceum ‘Rubrum’” (Purple Fountain Grass), and “Juniperus chinensis varieties”, while Appendix F prohibits these species at the species and genus level. Three Timbers reads Appendix F as authoritative — if the DRC bans an entire species or genus, no cultivar of it is safe to plant. We've excluded these three from the approved list on this page for that reason.

Verrado's tree palette favors low-water, desert-adapted species that hold their canopy through Buckeye's brutal summers and double as shade for west-facing yards. Below are the approved trees Three Timbers carries — every plant links to its product page with current pricing and gallon sizes.

Texas Ebony (Ebenopsis Ebano)
Texas Ebony — slow-growing but ironclad evergreen with a tight, sculpted canopy. Best long-term tree choice for Verrado front yards on tight lots.
Tipu Tree (Tipuana Tipu)
Tipu Tree — fast shade for west-facing exposures, with yellow late-spring blooms. One of the most under-used premium shade trees in the West Valley.
Desert Ironwood (Olneya Tesota)
Ironwood — the most drought-tolerant shade tree in the entire Sonoran Desert. Slow but absolutely permanent once established.

Editorial note on Sissoo (Dalbergia sissoo):

Sissoo is officially approved on Verrado’s Appendix E. We sell it. But after 7–10 years, sissoo’s shallow roots reliably damage pavers, sidewalks, and drip-line emitters across the Valley, and a number of Phoenix-area HOAs have started removing it in common areas. If you want fast Sissoo-like growth without the long-term root risk, ask us about Tipu Tree or Texas Ebony as alternatives. We’ll never push you toward a plant we wouldn’t plant at our own house.

Shrubs do the heavy lifting in Verrado front yards — they hide foundations, frame entries, and pull a yard together visually. Three Timbers carries 48 of Verrado's approved shrubs, ranging from $5 starter Texas Sage to mature 15-gallon Anacacho Orchid Trees.

Hopbush (Dodonaea Viscosa)
Green Hopseed — Verrado's #1 privacy hedge plant. Grows 2–3 ft/year, evergreen, non-invasive roots. Good fence-line option where Italian Cypress is too formal.
Red Bird of Paradise (Caesalpinia Pulcherrima)
Red Bird of Paradise — fast-growing summer color, dies back in winter and explodes again in spring. Plant in the back of beds.
Yellow Bells (Tecoma Stans)
Yellow Bells — large flowering shrub with continuous gold blooms from late spring through October. Pollinator magnet.

Desert Marigold — Sonoran native with cheerful yellow daisies most of the year. Reseeds itself; thrives on neglect.
Katie Ruellia (Ruellia Brittoniana)
Mexican Petunia — purple trumpet blooms, tough as nails. Dwarf "Katie" form stays under 12 in. and is the safer pick for tight beds.
Bulbine (Bulbine Frutescens)
Yellow Bulbine — succulent groundcover with orange-yellow flower spikes year-round. Almost no water.

Cat's Claw Vine (Macfadyena Unguis-Cati)
Cat's Claw Vine — fastest-growing approved evergreen vine for hot block walls. Yellow trumpet flowers in spring.
Regal Mist Muhly (Muhlenbergia Capillaris)
Pink Muhly Grass — clumping ornamental grass with rose-pink fall plumes. Three feet tall, no maintenance.
Hall's Honeysuckle (Lonicera Japonica)

Plants Verrado PROHIBITS (Appendix F)

Verrado’s Appendix F lists 14 species that cannot be planted anywhere in the community, including back yards. Most of these are banned for one of three reasons: invasive root systems, allergenic pollen, or water-grass habits that don’t fit the desert aesthetic.

If a plant below is on this list, do not buy it for any Verrado address — even if you see it for sale elsewhere. The DRC will require its removal during your annual landscape review.

Planting & Watering Guide for Verrado Yards

The three Verrado landscape themes — know yours

Verrado parcels are assigned one of three landscape themes. The theme affects how much turf you can have, what front-yard structure is required, and how the DRC will judge your submittal. Your homeowner welcome packet states which theme applies to your address. All plants on this page are appropriate for all three themes.

  • Town — tighter, more formal lots. Heavier use of structured shrubs, defined planting beds, and traditional-style entries.
  • Transition — the most common theme. A blend of desert and traditional. Balanced planting density.
  • Country — more naturalistic, lower-density planting, more open gravel and decomposed granite.

Best time to plant in Buckeye

Fall (October–November) is the ideal planting window. Soil is still warm enough for fast root development, but air temperatures have dropped enough to dramatically reduce transplant stress.

Spring (February–April) is the second window. Lower stress than summer planting, but plants won’t be as established when 110°F+ days arrive in June.

Summer planting is possible but high-risk. Avoid it for trees and large shrubs. Hardy desert accents (agave, yucca, cactus) can go in any time of year.

Watering established Verrado yards

Buckeye is West Valley — hotter and drier than central Phoenix. Plan for slightly more aggressive summer watering than what you might see recommended for the East Valley.

  • Weeks 1–2 after planting: Every 1–2 days, deep and slow (20–30 minutes per drip emitter)
  • Months 1–3: Every 3–5 days
  • Months 4–12: Every 7–10 days during cool months, every 4–6 days during summer peak
  • After year 1, established: Every 10–14 days in summer, every 3–4 weeks in winter for most species. Cacti, agaves, and ocotillo need far less.

Frequently Asked Questions

Does Three Timbers handle the Verrado DRC submittal for me?

Yes — if you book installation through us, we put together your DRC plant list, prepare a basic site sketch, and submit it for ACC approval on your behalf. Book a free consultation to start.

What if a plant I want isn’t on Verrado’s approved list?

Don’t plant it in your front yard. The DRC will require its removal. Most “unapproved” plants have an approved substitute that looks similar — ask us, we’ll suggest one.

How fast can you deliver to Verrado?

Tuesday, Thursday, and Friday are our standard West Valley delivery days. Place an order by Sunday evening and we can typically have plants at your door by the following Friday. Free delivery on orders over $150.

What’s included in the 30-day warranty?

Every tree, shrub, and flowering plant comes with a 30-day replacement guarantee. Cacti, agaves, aloes, ocotillo, and similar slow-growing succulents are warranted only at the time of delivery.

What if a plant is listed as “sold out”?

Our inventory rotates weekly. Most plants are back in stock within days. Text or call 612-214-1955 and we’ll tell you exactly when the plant will be back — or suggest the closest in-stock substitute we have right now.
